Planning a remodel project or designing a new home is a process which requires communication between you and Ellen along the way.

Your first meeting with Ellen typically lasts about 2 hours. During that time she will ask you questions about what you want as well as what you don't want in your home. She will discuss your budget needs as well as your wish list for your home. She will then draw a preliminary design of your floor plan. At the second meeting you will discuss this preliminary design and determine changes to the room sizes, flow of movement, and exterior elevation requirements. Additional preliminary plans (up to 3) are included in the fee schedule. Ellen will talk with your builder during the design and construction process to insure understanding and good communication of your wishes.

Plans include eight (8) sets of residential plans, custom designed. Plans include front, back and both side elevations, floor plans, electrical and plumbing layout, plot plan with placement of structure and aerial view of roof, and kitchen cabinet elevations. Foundation plans, section views and framing plan also available.

Fees are subject to change. Payment for services as follows:

• 1/3 of estimated fee as a retainer to begin design
• 1/3 of estimated amount at delivery of first preliminary plan
• 1/3 of estimated amount at delivery of final plans
